County of Washington

Know all men by these presents that we, A. C. Delaplain and his wife Mary M. Delaplain, both of the County & State affor (afore) said, have for and in consideration of the sum of Four Thousand Two Hundred and Fifty Four Dollars and Sixty Six Cents to us in hand paid by John Dube of Bastrop County in said State, the receipt of which we do hereby acknowledge, have this day bargained and sold and do by these presents bargain, sell and convey unto said John Dube Four Thousand Two Hundred and Fifty Four and Two Thirds acres of land situated in the said County of Bastrop and State of Texas, it being the same land granted to the said A. C. Delaplain by the State of Texas by Pattent (Patent) dated September the sixteenth One Thousand Eight Hundred and Forty Six and known on the Map of said County of Bastrop as League No. 152. And we the said A. C. Delaplain and Mary M. Delaplain do garentee (guarantee) the title of said land to the said John Dube his heirs or assigns and forever defend the title of the same against any one lawfully claiming the same or any part thereof.

In testimony whereof we have hereunto affix (ed) our hand and seal using scrolls for seals this 8th day of September A. D. 1859.
